All applicants are evaluated through comprehensive tenant screening conducted in accordance with Fair Housing regulations and Legacy Pines’ established selection criteria, ensuring placements reflect consistency, compliance, and long-term asset alignment.

This solution is ideal for investors seeking refined tenant placement, regulatory assurance, and reliable execution—while retaining full ownership control and decision-making authority. It offers flexibility across lease structures while aligning service delivery with investor objectives.

We manage single-family homes and small to mid-size multifamily rental properties. Our systems are designed to scale while maintaining hands-on oversight, ensuring each property is managed according to its individual needs to support optimal performance and long-term returns.

How do you select tenants?

Tenant placement is handled with care and consistency by our dedicated application processing team, which includes experienced underwriters. Each application is reviewed to ensure compliance with applicable local, state, and federal regulations. Documentation, income verification, pet verification, and fraud checks are thoroughly completed and confirmed for authenticity, allowing placement decisions to be made thoughtfully and responsibly. This approach helps reduce risk, encourages reliable tenancy, and supports steady, long-term rental performance.

How does Legacy Pines protect my investment property?

Protecting your investment property is central to our management philosophy. We conduct routine inspections, enforce lease terms, and address maintenance proactively to prevent costly repairs and preserve long-term property value.

How is property maintenance handled?

Maintenance is managed to protect property value and support long-term rental performance. We work with reliable, vetted vendors and prioritize preventative maintenance to reduce long-term costs. Tenants have access to a staffed 24/7 maintenance hotline with troubleshooting support and can submit repair requests through the Tenant Hub for efficient response. Owner reserve funds are maintained for routine maintenance, and owners are contacted for approval on any repairs that exceed the reserve amount outlined in the Management Agreement. This approach ensures responsive service, responsible use of funds, and clear communication.

How do owners stay informed?

Transparency and communication are central to our management approach. Owners have 24/7 access to the Owner Hub, where financial reports and performance data are available at any time. In addition, we provide timely communication via telephone, email, and text messaging to ensure owners remain informed on property activity and decision points.This level of access helps owners stay informed, comfortable, and confident in how their property is managed.

How do you handle rent collection and accounting?

Rent is collected electronically through the Tenant Hub for security, accuracy, and clear tracking. Owner disbursements are issued up to twice per month, providing consistent access to funds. Owners receive monthly financial statements, and at year end are provided a 1099 along with a 12-Month Cash Flow Report, Income Statement, and 12-Month Owner Statement to support clear financial visibility and tax reporting.
